Boundary Surveying Projects
Private Boundary Survey, Great Lots 16 & 21 Vrooman’s Patent, Town of Ohio: A 422-acre parcel in hilly Herkimer County was accurately surveyed by Avery to convey the property. The land was crossed by creeks and unimproved roads, and covered with dense forest, which lent to a challenging survey. Limited monumentation set in the late 1800s, by famed Adirondack surveyor Verplank Colvin, was found, located, and incorporated into the survey. The calculations for the boundary were performed on-site so that property corners could be staked for the owner without having the crew make an additional trip to the site.
Mill Creek Golf Club, Towns of Riga and Wheatland: Although one of the newest links-style courses in Monroe County, opened in the summer of 2005, work on the 18-hole championship course at Mill Creek coincided with a 315-acre boundary survey prepared by Avery. The GPS survey and mapping was needed to divide existing non-course buildings out from the lands of the larger course. In addition, Avery provided horizontal/vertical control for construction of the long course, and provided stakeout services for the new timber frame clubhouse now under construction.
RG&E - Genesee Land Trust Conveyance: When RG&E decided to offer an underutilized and environmentally sensitive plot of land for preservation, which is good stewardship and reduces the company’s taxable holdings, Avery was contacted to survey over 300 acres of wooded wetlands abutting the Genesee Valley Greenway. The resulting map, which was used to convey the land to the Genesee Land Trust, included key environmental features as well as the boundary information needed to transfer the land.
Willowbrook Greens, Town of Chili: Several parcels were surveyed using GPS in order to combine 430 acres needed to develop the Links at Black Creek. Services that originally began as topographic survey and design of a driving range developed into a challenging boundary survey, requiring research of very old deeds, railroad records, pickup of delineation flagging for 86-acres of wetlands, determination of 7,000 linear feet of meandering creek centerline, and ground control for aerial photography for topographic design mapping.
Henderson Boundary, Town of Chili: GPS technology was a plus for this 160-acre private boundary survey that required collection of data points along the centerline of Black Creek. Avery surveyors used a GPS unit mounted in a canoe to collect survey data along the centerline of the creek. The large parcel was subsequently subdivided and marketed in smaller pieces using the Avery map, which was filed with the County Clerk.
US Coast Guard, Genesee River Harbor: The Coast Guard called on Avery for surveying relative to its lands near the mouth of the Genesee River. On the east side of the river, at the Coast Guard station, services included accurate survey, mapping, and preparation of legal descriptions to secure access easements. On the west side of the river, Avery surveyed, mapped, and monumented the auxiliary station, where the historic lighthouse is, which is located on a remainder parcel of the original federal reservation conveyed to the government in 1821. The west side survey also involved recovery and tie-in to the original U.S. granite corner monuments, plus establishment of the railroad and street rights of way.
