Realty Subdivision Projects
Healthy Lifestyles and Luxury Subdivisions: During the 1970s, only a handful of planned residential communities laid claim to sensitive environmental design, water features, trails, and other amenities. However, the exception is now the rule for affluent baby-boomers. Avery has been on the cutting edge of design when it comes to attractive communities that live well and show well. Several of Avery’s subdivisions have been multi-phased, master planned communities incorporating greenspace, trails and attractive water quality ponds into the neighborhood. The following communities highlight Avery’s experience:

Standard Suburban Subdivisions: The post WWII suburban housing boom, which developed the “standard” suburban subdivision has steadily filled consumer appetites for a touch of country with all of the amenities of the city. The basic palette of concrete gutter, asphalt streets, and backyard swales has been improved during the last decade to include street lighting and decorative stormwater facilities. Avery routinely shows that we are capable of planning and designing these functional and attractive residential communities. Several of the following subdivisions have been designed for modest scale and entry level home builders:

Springbrook, Chili: 20-lot: Especially large (100-acre) storm water system, for 100+ acre watershed.

Village Park, Churchville: 41-lots, sidewalks and lighting. (right)

Rolling Plains, Mendon: 30-lots, included archeological study.
Mayne Estates, Bergen: This development, which is currently being designed, intermixes new development with older homes in an established neighborhood. Plans call for 36 townhomes, 42 residential lots and senior housing. All typical Village utilities will be provided, including gas, electric, telephone, cable TV, water, and sanitary sewer. Administrative processing with the community has also included annexation of land from the Town of Bergen into the Village.
In addition to Realty Subdivisions, which are comprised of several small lots or more, and various levels of infrastructure, Avery is well-known for
minor subdivisions, which are those where private individuals may wish to subdivide a couple of lots off of a larger tract, and have no plans to build streets or other infrastructure. It is not unusual for Avery to design and process
two or three dozen of these projects each year.
